The practice began in 2018 after founding partners spent years walking leasing corridors for operators who kept receiving format decks without street-level evidence. Early commissions focused on pop-up conversions in district centres; the work later widened to concept stores, compact food halls, and specialty neighbourhood formats.
How we approach the work
We treat market intelligence as observation first. Sector scans combine timed visits, adjacency sketches, and plain-language notes on trading hours, frontage competition, and service constraints. We write for decision meetings, not for publication prestige.
People and values
Our small Ho Chi Minh City team includes former leasing coordinators and category planners who still walk sites personally. We value specificity over slogans, disclose limits of what a short visit can show, and refuse to inflate footfall impressions into forecasts we cannot defend.
