Lock the format and the decision
We begin with a scope call that defines the format family—pop-up, concept store, compact food hall, specialty neighbourhood unit—and the decisions your team must make. Districts and timing windows are written into a short brief before any visit starts.
Walk at trading-relevant hours
Field days cover weekday and weekend windows. We note frontage rhythm, queue behaviour, adjacency pressure, delivery conflicts, and how staff use the first metres of the unit. Photographs support internal reference only.
Draft, comment, finalise
You receive a draft sector scan to comment on. The final pack states format strengths, weak spots, and open questions. A remote briefing call walks leadership through the findings before landlord or board meetings.
Optional shorter paths
When a full multi-district scan is heavier than you need, a district walkthrough or adjacency review can stand alone or feed a later scan.
Engagement boundaries
A sector scan is observational market intelligence focused on format behaviour in the field. Legal lease review, formal valuation, and consumer survey panels remain separate specialist work and are listed as out of scope in every engagement letter.
